Introduction
We aim to cater, to the best of our ability, for the needs of our guests in our Guest House which consists of three double en-suite bedrooms and one twin en-suite on the first floor and one family suite on the second floor which consists of two bedrooms and a private shower room/wc. Unfortunately as we do not have any ground floor rooms and we do not have a lift to the first or second floor this makes all of our rooms unsuitable for wheelchair users or people with limited mobility. The following statement is a summary of our provision. Please do not hesitate to call us If you have any questions.
Pre-Arrival
• There is a bus stop 5 minutes level walk away with a frequent service to Bournemouth and Poole.
• The main Bournemouth train station is about 15 minutes by car. Pokesdown our local train station is a level 10 minute walk.
• Bournemouth airport is 20 minutes by car.
• We are able to help you with booking local taxis.

• Southbourne cliff top is a 6-8 min walk and the beach is reached by a ziz zag path or a cliff lft

Arrival & Car Parking Facilities
• On arrival at the property we have free parking to the front of the building with marked parking bays
• The car park is level and has a tarmac surface
• There is a level short walk to our entrance porch
• We are happy to assist guests with luggage
Main Entrance, Reception & Ticketing Area
• The porch door is approached via a flat pavement from the street
• On entering the porch there is a small step 17cm high and leading to the main door there is another step of 17cm high leading to the entrance hall - both entrance doors are 86cm wide. There is a door closer on porch door for security reasons

• The front door and porch door are kept locked but keys are supplied with the bedroom keys for easy access at all times
• There is carpeting on all ground floor surfaces
• A tariff and our terms and conditions are displayed in entrance Hall
Public Areas - Hall, Stairs, Landing, Corridors etc
• Hallway leads to dining room and guest lounge
• Hallway and landings are well lit and have emergency lighting
• Stairs and landings are fitted with short pile carpet
• There are 11 stairs to the half landing then 8 stairs to the the 1st floor landing
• There are 8 stairs to another half landing and then 8 stairs to the second floor landing
• All stairs have a wooden handrail and measure 84cm x 15cm up to the first floor landing and 82cm x 15cm up to the second floor
Public Areas - Sitting room, lounges, lobbies etc
• From the hall there is an entrance door to the lounge with side hung door
• Good sized carpeted lounge with a leather suite providing seating for five people
• A hard backed chair can be provided on request
• A cololur television provided
Public WCs
• There is a small ground floor cloakroom at the end of the carpeted hallway - the cloakroom has a low ceiling so care must be taken when entering
• Cloakroom has a lino surface
• Cloakroom has a standard size toilet and the hand basin has two taps - hand paper towels and soap provided
• Cloakroom door is 172cm high and 72cm wide
• Cloakroom is not suitable for wheelchair users or for people with mobility problems
Restaurant / Dining Room, Bar & Bar area, Take Away & Cafe
• Breakfast served in the dining room on the ground floor - no steps
• Furniture is flexible and can be moved on request
• Standard height tables. Wooden chairs most with padded seats
Laundry
• Iron and ironing board provided on request
Shop
• Not available - but small shops nearby in the High Street
Outdoor Facilities
• Not available
Bedrooms & Sleeping Areas
• 1st Floor bedrooms (4) all accessed from landing with level surface and no steps
• 2nd floor bedrooms (2) accessed from top landing with level surface and no steps
• 2nd floor bedrooms have sloping ceilings and dormer windows
• All bedrooms have fitted short pile carpet
• Double beds with access from both sides
• Single beds can only be accessed from one side of the bed
• Chair provided
• All rooms have courtesy tea/coffee tray plus cordless kettle on a chest of drawers/table or shelf
• All rooms have a tv with remove control.
• All rooms have a wardrobe, chest of drawers, hairdryer and clock alarm
• All rooms have bed side lamps and a main ceiling light
• All rooms are serviced daily
• 2nd floor bedrooms are not suitable for people with mobility problems
Bathroom, Shower-room & WC [Ensuite or Shared]
• 1st Floor bedrooms - Three en-suite shower rooms with shower, wash basin with two taps and toilet, two with electric showers, one has bath with shower overhead, basin and toilet. There are no steps to the en-suites and all have side hung entrance doors 61cm wide 98 cm high. One of the en-suite shower rooms has no window but is well lit.

• 2nd floor bedrooms have a private shower room with electric shower, basin and toilet. The shower room is accessed from the top floor landing but has no steps. Please note there is no window in the second floor shower room but it is well-lit
• All rooms have their own private facilities
Additional Information
• All rooms are centrally heated with individually controlled radiators.
• All rooms have smoke alarms and fire safety signs
• All rooms have welcome packs giving useful information regarding Beech Grove and the local area
• Beech Grove operates a no smoking policy throughout the Guest House
